The service

## Joinery is where good workmanship shows
Joinery and carpentry cover the timber work in a home: internal doors and frames, skirting and architrave, staircases, built-in wardrobes and alcove units, window boards, stud walls, floors and roof timbers. First-fix carpentry is the structure you never see; second-fix joinery is the finish you look at every day.

It suits homeowners replacing tired doors and skirting, those who want storage built into alcoves, under stairs or into loft eaves, and anyone who needs structural carpentry as part of a bigger renovation.

Joinery is Andrew's own trade. He holds City & Guilds in Joinery and Carpentry and has been self-employed for 18 years, and it underpins the loft conversions, extensions and refurbishments Design Built Right takes on.

Good joinery is about accuracy: walls in older Yorkshire houses are rarely straight or square, and the difference between a door that closes cleanly and one that sticks, or storage that fits and storage that leaves gaps, comes down to careful measuring, scribing and fitting.

Because joinery is Andrew's own trade, it is the work he most often carries out personally rather than passing to a subcontractor. On larger projects he still co-ordinates plasterers, decorators and other trades around the joinery, so doors, skirting and fitted units go in at the right moment and are not damaged by work that follows. Smaller joinery jobs can also be grouped together into a single visit so the day rate works harder for you.

What it costs to get wrong

## Poor joinery is noticed every single day
Badly hung doors that drag or will not latch, gaps between skirting and floor, uneven architrave and flat-pack storage that never quite fits spoil a room, however well it is decorated.

Structural carpentry done poorly is more serious: bouncy floors, sagging stud walls and weak stairs are expensive to fix once finishes are on.

### Common mistakes homeowners make

- Buying off-the-shelf storage for alcoves and eaves that are not standard sizes.
- Hanging new doors in old, out-of-square frames without adjusting them.
- Fitting skirting and architrave before plaster has dried.
- Treating staircase work as cosmetic when it has to meet building regulations.
- Choosing timber that is not suited to the room's humidity or use.

In detail

## Joinery and carpentry services
The range of joinery and carpentry work Andrew carries out in homes across Selby and Yorkshire.

### Doors, frames, skirting and architrave
Replacing internal doors, frames, skirting and architrave is one of the quickest ways to transform a dated house. Doors are hung and adjusted properly, and trim is mitred and scribed to uneven walls and floors.

### Staircases
From replacing balustrades and handrails to building new stairs for a loft conversion, staircase work has to meet building regulations for rise, going, headroom and guarding as well as looking right.

### Built-in storage
Alcove units, fitted wardrobes, under-stair storage and eaves cupboards in loft conversions make use of space that off-the-shelf furniture cannot reach, and are built to suit the room.

### First-fix and structural carpentry
Stud walls, floor joists, roof structures and door linings form the skeleton of loft conversions, extensions and layout changes. This work is done before plastering and inspected where building control applies.

### Flooring and window boards
Timber floors, window boards and similar finishing carpentry complete a room and are fitted after other trades have finished so they stay undamaged.

### Working with older Yorkshire homes
Victorian and inter-war houses in Selby, York and Leeds often have original features worth keeping, from panelled doors to decorative architrave and stair spindles. Where they can be repaired or matched, that is usually better than replacing them with modern equivalents that look out of place.

Older walls and floors are rarely level or square, so every piece of trim, door lining and fitted unit is scribed to the real shape of the room rather than forced to a straight line.

### Timber choice and finishing
Softwood suits painted joinery such as skirting, architrave and most internal doors. Hardwoods such as oak are used where the grain will show, on stair treads, handrails, worktops or feature doors. Moisture-resistant boards are used in kitchens and bathrooms.

Joinery is left ready for decorating, or finished with oil or lacquer where natural timber is wanted, so the result matches the rest of the room.

Common questions

## Joinery & Carpentry: your questions answered
Anything not covered here, ask Andrew directly on 07939 194244. 7:30am to 7:30pm, 7 days a week.

### How much does joinery work cost in Selby and Yorkshire?
+Every joinery work job is priced individually after Andrew has seen the property, because the amount of work, the materials and whether it is bespoke change the figure more than anything else. Pricing is never less than a day rate, and a deposit is taken before work starts; the amount depends on the type of job. You get a clear, itemised quote before you commit to anything.

### How long does joinery work take?
+Replacing a few doors is a very different job from fitting out a whole house or building a bespoke staircase. Andrew will give you realistic timings once he has seen the work.

### Are you a qualified joiner?
+Yes. Andrew holds City & Guilds in Joinery and Carpentry and has been self-employed in the building trade for 18 years.

### Can you build fitted storage for alcoves and lofts?
+Yes. Alcove units, fitted wardrobes, under-stair storage and eaves cupboards are made to fit your exact space.

### Do you take on small joinery jobs?
+Andrew takes on joinery jobs of different sizes. Pricing is never less than a day rate, so smaller jobs are often grouped together to make the most of a visit.

### Can you replace a staircase?
+Yes. New stairs, balustrades and handrails are built to meet building regulations and to suit your home.

### Is joinery work guaranteed?
+Andrew will explain what cover applies to your joinery job when he quotes, so you know where you stand before any work begins. Because he runs the project personally, the person you call about anything after completion is the same person who built it.

### Can you work evenings or weekends on joinery?
+Yes. Design Built Right works 7:30am to 7:30pm, seven days a week, including weekends. That helps when you need work done around your own job, or when a stage has to be completed before a specialist or inspector arrives. We are a planned renovation business rather than an emergency call-out service.

### Do you offer joinery and carpentry outside Selby?
+Yes. Andrew is based in Thorpe Willoughby, near Selby, and takes on joinery and carpentry across York, Leeds, Tadcaster, Sherburn in Elmet, Goole, Pontefract, Wetherby and Doncaster, as well as the wider North, West, East and South Yorkshire area.
